Pune: UDCPR Rules Simplified in Agricultural Zones, Boost for Hotels, Resorts and Farmhouses

The Unified Development Control and Promotion Regulations (UDCPR) have simplified construction rules in agricultural zones, giving a boost to development and benefiting farmers and landowners, according to the Pune Metropolitan Region Development Authority (PMRDA).

Under the revised provisions, a total Floor Space Index (FSI) of 1.0 is permissible, comprising 0.2 Basic FSI and 0.8 Premium FSI, along with ancillary FSI as specified in the regulations.

The rules also remove the minimum land requirement of one hectare for setting up hotels, motels and resorts in agricultural zones, allowing such businesses to be established on smaller plots.

Farmers will also be permitted to construct farmhouses of up to 400 square metres on their own agricultural land.

Additionally, voluntary private Town Planning (TP) schemes can now be implemented in agricultural zones, opening up further opportunities for planned development.

The changes are expected to provide greater flexibility for development in agricultural-use areas across the Pune Metropolitan Region.
