295 Affordable Units Across Pune and PCMC

The Pune Board has released a total of 295 units that were previously unallotted or part of recent project inventories. The distribution is strategically divided between the two municipal corporations:

  • Pune Municipal Corporation (PMC): 113 Units
  • Pimpri Chinchwad Municipal Corporation (PCMC): 182 Units

These flats are located in some of the fastest-growing residential hubs, including Wakad, Balewadi, Hadapsar, Chikhali, and Punawale, offering excellent connectivity to the city’s IT corridors and industrial zones.

How to Book: The ‘Book My Home’ Portal

Unlike the traditional lottery system where luck plays a major role, the FCFS scheme prioritizes speed and readiness.

  1. Registration: Applicants must be registered on the official MHADA IHLMS 2.0 portal (https://bookmyhome.mhada.gov.inhttps://bookmyhome.mhada.gov.in).
  2. Selection: Once the window opens on May 4, users can select their preferred flat from the live inventory.
  3. The 48-Hour Rule: After selecting a flat online, the applicant is required to pay 10% of the total flat cost within 48 hours. Failure to do so will result in the unit being released back into the pool for other buyers.

Key Locations and Housing Hubs

The units are spread across diverse localities to cater to different budget segments:

  • PCMC Area: Chikhali, Tathawade, Kivale, and Dudulgaon.
  • PMC Area: Lohgaon, Mundhwa, Yeolewadi, Pisoli, and Balewadi.

Eligibility and Mandatory Documents

To participate in the MHADA Pune Lottery 2026 FCFS, applicants must meet the following criteria:

  • Domicile: Must have a valid Maharashtra Domicile Certificate.
  • Income Slabs: Eligibility is based on annual family income (EWS, LIG, MIG, and HIG categories).
  • Documentation: Aadhaar Card, PAN Card, and Income Certificate for FY 2024-25 are mandatory for digital verification.

Why This Scheme is a Game-Changer for Pune Homebuyers

With property prices in Pune seeing a 10-15% year-on-year hike, MHADA’s affordable pricing remains the most viable entry point for first-time homeowners. The FCFS model eliminates the long wait times associated with lucky draws, allowing serious buyers with ready finances to secure a home instantly.

As the May 4 deadline approaches, experts advise homebuyers to complete their registration and document verification on the IHLMS portal in advance to avoid last-minute technical glitches during the high-traffic booking window.
