Pune Metro Line 3 Inaugurated; Housing Demand in Hinjawadi, Wakad to Rise

Prime Minister Narendra Modi has inaugurated Pune Metro Line 3, connecting Maan and Hinjawadi’s Rajiv Gandhi Infotech Park with Shivajinagar, raising expectations of increased residential real estate demand across western Pune. The 23-km elevated Pink Line, built at a cost of over ₹8,300 crore, is expected to improve daily connectivity between major employment hubs and residential neighbourhoods.

The corridor passes through Maan, Hinjawadi, Wakad, Balewadi, Baner and University Circle before connecting to District Court, where commuters can interchange with the existing metro network. According to Anil Kumar Saini, CEO of Pune IT City Metro Rail Limited (PITCMRL), the line is expected to record an initial ridership of approximately 2–2.5 lakh passengers, potentially rising to nearly 3 lakh in the future.

Improved connectivity is expected to ease traffic congestion, reduce dependence on private vehicles and make commuting more convenient for IT professionals and other residents travelling between western Pune and the city centre.

The prospects for residential real estate are also supported by Pune’s commercial property market. According to Cushman & Wakefield’s Q3 2026 report, Pune recorded gross office leasing of 1.99 million sq. ft., with Global Capability Centres (GCCs) accounting for around 65%, or 1.29 million sq. ft. During the first nine months of 2026, gross leasing stood at approximately 7.05 million sq. ft., while net absorption reached 4.24 million sq. ft., indicating sustained demand from occupiers.

Rajat Khandelwal, Group CEO of Tribeca Developers, said Pune’s expanding employment hubs and infrastructure development were strengthening the city’s real estate prospects. He identified Hinjawadi, Wakad, Baner, Balewadi and Mahalunge as micro-markets likely to benefit from improved accessibility. Established locations such as Koregaon Park, Kalyani Nagar and Shivajinagar are also expected to gain from better citywide connectivity and increased economic activity.

Khandelwal also pointed to growing interest in premium and trophy commercial developments as an indication of business and investor confidence in Pune’s long-term potential.

Sachin Bhandari, CEO and Executive Director of VTP Realty, described Metro Line 3 as a transformative milestone for Pune’s real estate market, particularly across the western corridor. He said improved connectivity between Hinjawadi and the city centre would reduce travel time, improve accessibility and enhance the overall liveability of the region.

Bhandari added that areas such as Baner and Balewadi, which are already experiencing increasing congestion and urban clutter, could benefit from the additional public transport option. The metro will also make it easier for residents of western Pune to access the city’s cultural and commercial centres, including Shivajinagar, Deccan and Civil Court.

Several prominent developers have established residential projects across western Pune. VTP Realty has projects in Hinjawadi, Mahalunge and Baner-Sus, including Monarque, VTP Volare, Earth 1 and VTP Sierra. Kolte-Patil, Lodha and Godrej Properties have also expanded their residential portfolios across Hinjawadi and adjoining micro-markets.

With Metro Line 3 improving access between Hinjawadi and Shivajinagar, connectivity is expected to become an increasingly important consideration for homebuyers. The improved public transport network could attract greater interest from IT professionals seeking homes closer to workplaces while offering easier access to the city centre.

The combination of employment opportunities, commercial real estate growth and improved infrastructure is expected to strengthen residential demand across Hinjawadi, Wakad, Baner and Balewadi, further establishing the western Pune corridor as an integrated employment and residential destination.
