Pune Leads India’s Office Space Growth with 3.7 Million Sq Ft of New Supply: Vestian Report
PUNE: India’s top six cities recorded a 26% jump in new office space supply during the July–September 2025 quarter, reaching 16.1 million sq ft, according to data from real estate consultant Vestian. Pune leads India’s office space growth, adding 3.7 million sq ft of new office space – a massive 164% increase compared to the same period last year.
The rise reflects growing demand for premium office spaces from both Indian and international firms looking to expand in business-friendly cities. Developers are responding by launching large-scale projects, especially in cities like Pune, Bengaluru, and Hyderabad, where IT, startup, and manufacturing sectors continue to drive leasing activity.
In Delhi-NCR, new supply rose by 35% to 3.1 million sq ft. Mumbai, Hyderabad, Chennai, and Bengaluru also reported healthy additions, signalling that the commercial real estate market remains strong despite global economic challenges.

Industry experts say Pune’s performance has been driven by the city’s growing reputation as a technology and innovation hub, supported by strong infrastructure, proximity to Mumbai, and a large pool of skilled professionals. Major business districts like Hinjawadi, Kharadi, and Baner are seeing steady absorption of office spaces as IT and consulting firms expand operations.
According to Vestian, the robust supply pipeline reflects developer confidence in long-term demand. Many new projects are incorporating flexible layouts, sustainable designs, and advanced amenities to attract top global tenants.

For Pune, this surge reinforces its position among India’s fastest-growing office markets.
