PMRDA Shatters Records: 14-Story Residential Building Completed in Just 95 Days

CHIKHALI, PUNE — The Pune Metropolitan Region Development Authority (PMRDA) has achieved a historic milestone in the construction industry, completing a 14-story residential building in a staggering 95 days. This feat has officially secured the project a place in both the Asia Book of Records and the India Book of Records, setting a new benchmark for rapid, high-quality urban development.

The record-breaking structure, identified as Building D-3 within the Sector 12 housing project in Chikhali, surpassed the previous Asian record of 96 days held by engineering giant Larsen & Toubro (L&T).

Engineering Excellence and Innovation

The project’s “Mission 95 Days” was made possible through a strategic combination of cutting-edge technology and meticulous logistical planning. Key drivers of the success included:

  • 3-S Prefab Technology: The use of “Strength, Speed, and Safety” (3-S) prefabricated components allowed for simultaneous onsite assembly and offsite manufacturing.
  • Zero-Lag Scheduling: Every hour was accounted for, ensuring that specialized teams moved in immediately as the previous phase concluded.
  • Round-the-Clock Operations: The site utilized a rigorous three-shift working model, maintaining continuous momentum 24/7.

Delivering on the Dream of Housing

The building spans an impressive 94,722 square feet and houses 112 two-BHK apartments. Beyond the accolades, the primary goal of this rapid construction model is to expedite the delivery of affordable housing to the public.

Rinaaz Pathan, Chief Metropolitan Engineer at PMRDA, emphasized that this achievement is more than just a speed record. “This project is not just a record but a ‘scalable model’ for future affordable housing initiatives,” Pathan stated, highlighting how this blueprint can be used to solve housing shortages across the region.

With this “Asian Miracle,” the PMRDA has proven that modern engineering can dramatically reduce the waiting period for homeowners without compromising structural integrity.
